Fees applying to all new tenancies from 1st June 2019
We may charge a tenant any or all of the following when required:
- the rent;
- a security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year;
- a holding deposit of no more than one weeks’ rent;
- default fee for late payment of rent (after 14 days);
- reasonable charges for lost keys or security fobs;
- payments associated with contract variation, at £50 or reasonable costs incurred if higher, when requested by the tenant;
- payments associated with early termination of the tenancy, when requested by the tenant; and
- payments in respect of bills - utilities, communication services, TV licence, council tax and green deal or other energy efficiency charges.
Fees applying to all pre-existing tenancies entered before 1st June 2019
We shall continue to apply the charges within the existing tenancy agreement until 31st May 2020.
Additional Charges for Tenants
Once you have found the property you want to rent from Kubie Gold Associates and your offer has been accepted by the landlord, you will be required to pay a non-refundable Reservation Deposit, normally equivalent to the value of one week’s rent. You will be charged for the preparation of the tenancy agreement, reference applications and other tenancy administration costs required prior to the start of the tenancy, which will all be deducted from the Reservation Deposit.
These charges will vary depending on our agreement with the landlord, so we will provide you with a full break down of costs as soon as possible, once you have selected your ideal property. Here is a list of what you will typically be requested to pay:
Pre-Tenancy Costs (including VAT)
Administration and Referencing Fee: £300.00. This is taken after your offer has been accepted, we have proceeded to collect references and draw up a tenancy agreement.
A Fee of £6.00 per Tenant to access our online portal where we will ask you to upload your reference and I.D. Data and sign the Tenancy Agreement.
A Security Deposit to be held for the duration of the tenancy is usually equal to the value of 6 weeks’ rent (the landlord may ask for an increased deposit where a pet is permitted)
During the Tenancy (if applicable)
Change of Tenant: £300.00
Renewal charge of £6.00 per Tenant to use the online Portal for signing Tenancy agreements.
In most lets, a tenant will be responsible for paying for a professional clean and inventory check out upon ending a tenancy.
End of Tenancy
Inventory Check-Out: Starting from £120.00 for a studio apartment (costs will increase based on the number of bedrooms)
Professional Clean: Approximately £240.00 for a one bedroom apartment (costs will increase based on the number of bedrooms)
